Tioga Town Center Story

Tioga Town Center officially broke ground with Phase 1 in 2003, but has long been an integral part of the master plan of the award winning Traditional Neighorhood Development, Town of Tioga. Committed to the principles of Smart Growth, the developers of Town of Tioga envisioned a livable community where land and resources are used efficiently by mixing retail and residential uses while preserving open space. Tioga Town Center exemplifies this blueprint of a modern day mixed-use center. Pedestrian friendly streetscapes and pleasing architecture are designed to seamlessly flow with the needs of the contemporary consumer such as ample parking and convenient access. As part of the community that was awarded the prestigious residential award, “Best in American Living Smart Growth Community” by the National Association of Homebuilders, Tioga Town Center is destined to become a leading destination for work and play in Alachua County.

Modeled after the typical building patterns of pre WWII, Tioga Town Center creates a sense of place at the center of suburban life where visitors can leave behind the frenzy of traffic and congestion and enjoy daily activities in a relaxed neighborhood setting. Phase 1 was completed in spring of 2004 with the 9,000 sq. ft. Millennium Bank Building, which also houses the main offices of the Tioga Town Center, Jonesville Plaza and Tioga Realty.

Phases 2 & 3 are currently under construction with frontage on Newberry Road (SR 26) and are dedicated to the same quality in design and construction. These phases include a 6,000 sq. ft. ultra-modern preschool and a 25,000 sq. ft. fitness center that will combine traditional physical fitness programs with healthy lifestyles. The other two buildings in these phases are comprised of two-stories each and have over 50,000 sq. ft. of retail and Class A office space. Retail is a planned mix of dining, gourmet and fresh food grocers, specialty stores and personal services. Office spaces will be elegantly appointed and enjoy the view and convenience of a neighboring 18-hole golf course directly across the street.
